A small practice, by design.

Loma is a design-and-build studio working a handful of homes a year. Small on purpose. Slow on purpose.

Jesse Montano, Design and Build Lead at Loma Design Co.

Jesse Montano

Design & Build Lead

Jesse reads houses the way some people read rooms. He walks a property once, slowly, and comes back with the floorplan already redrawn in his head - the wall that has to go, the window the previous owner should have cut, the room the family doesn't know they're missing yet.

His working memory was built across the wild edges of Florida, the gardens of Japan, the Art Deco and Spanish lines of Miami, and the craftsmanship of the Berkeley Hills. He draws from earthen materials and the textures of yesteryear, and trusts that a home should feel composed, not decorated.

Once a project breaks ground, Jesse runs it. The schedule, the budget, the subs, the material calls at week sixteen when something has to be decided by Friday. The vision and the build are held by the same pair of hands, which is the point.

David Concepcion

Planning & Business Lead

David sees the numbers before anyone else does. He can look at a property, a scope, and a market and tell you what the project has to cost, what it has to become, and where the room is to protect the vision without breaking the math. He and Jesse work the same problem from opposite ends - David finds the budget the design has to live inside, Jesse finds the design that earns it.

His other art is clearing the path and bringing the capital. Code, permitting, plan check, the city offices where most renovations quietly lose three months. Finance partners and investors, the relationships that turn a good plan into a funded one. He knows which conversation to have, and when.

He builds those relationships the way good carpenters build joints. Patient, honest, and made to last. He finds bridges where others see only distance.

Our story

Ten years in the making.

Jesse and David met in Miami more than a decade ago. They have been partners — in life and in business — ever since, building and renovating single-family and multi-family homes across Florida and California. In the time between projects, they raise their two children and three pups.

Loma is the name they gave the practice when it became clear there was a philosophy behind the work worth naming.

How Loma works

Design and build, one practice.

The people who draw the lines are the people who set the stone. Loma takes on a small number of properties each year — single-family renovations, small multi-family conversions, and select vacation rentals — across the East Bay, Miami, and the Florida Keys.

Capital partners, lenders, trades, and prospective buyers of Loma homes are all welcome to reach out.
